Context
The Site neighbours residential development at Marston Grange, on the north side of Stafford.
Land North of Stafford is identified by the Council as a broad location for sustainable housing and employment growth. The proposals co-locate housing growth close to the nearby employment areas including Redhill Business Park.
The planning application will be submitted to the Council and assessed against local planning policy, that includes the Stafford Borough Local Plan 2020-2040 and the National Planning Policy Framework (NPPF 2026).

The Proposals
The Site is located on the northern edge of Stafford, along Stone Road. Site access is proposed to be taken east of the roundabout at the Pets at Home Distribution Centre, via the construction of a new fourth arm to the roundabout.
The proposals are being brought forward by Stoford Properties Ltd. Stoford are looking to submit an Outline Planning Application by the end of 2026.

What is an Outline Planning Application?
An Outline Planning Application is a type of planning application which seeks to establish the principle of development.
This means that this application will seek to confirm:

the points of site access
-
the maximum number of homes to bring forward
-
the general location of land uses, including the quantity of Green Space and Biodiversity Net Gan to be delivered on site

the general location of Sustainable Urban Drainage features
The Application will be formed by a large suite of surveys, assessments and reports which robustly assess the proposals against the site and highlight any necessary mitigation.
If the Application received planning consent, detailed design applications, known as Reserved Matters, will be submitted by housebuilder(s).
Reserved Matters will secure details such as house types, play space specifications, full Sustainable Urban Drainage details. These applications will be submitted by the housebuilder(s) Stoford sells the Site onto.
