Technical Information
The Application will be supported by an extensive range of surveys, assessments, and technical reports, providing a robust evaluation of the proposals against the site-specific context and highlighting any mitigation required to address identified impacts.
The proposals will address all infrastructure requirements resulting from the development with no cost to the public purse.
As the proposals progress, further technical work and ongoing engagement with Stafford Borough Council and other stakeholders will continue to refine the design.
Arboriculture (Trees)
An Arboricultural Assessment undertaken this year identifies the quality of trees on site, with most trees to be retained and sensitively incorporated into the proposed development.
Existing boundary hedgerows will also be retained and appropriately managed, complemented by new tree planting across the site. This approach will contribute positively to local character and biodiversity.
Landscape
The site is not located within any Landscape Designation.
The development will include a thoughtfully designed landscape scheme, informed by a detailed assessment of the site and its surroundings.
It will provide high-quality open spaces for recreation, including both formal and informal areas, alongside new wildlife habitats. Existing natural features will be retained wherever possible, with strengthened hedgerows and new woodland planting to soften views, and bolster existing planting.
Overall, the aim is to create a development that sits comfortably within the landscape whilst enhancing the local environment and community.

Ecology
The site is not located within any Wildlife or Ecology Designations.
Ecological surveys have identified opportunities to retain and enhance existing habitats.
The proposals include:

Heritage
There are no designated heritage assets within the site.
Assessment of the surrounding area has informed the design, ensuring that development respects the setting of nearby heritage assets through careful layout, landscape planting and sensitive design.
Environmental Health
Noise and Air Quality Assessments will be produced to accompany this planning application, assessing any environmental health impacts in the vicinity of the site and establishing any mitigation measures which may be required
Drainage
Surface water will be carefully managed and discharged at a controlled rate into a nearby watercourse via a network of Sustainable Urban Drainage systems (SUDs).
Attenuation basins will be created within the site to store water during heavy rainfall, designed to accommodate extreme weather events. Additional sustainable drainage features such as rain gardens, swales and water butts will also be considered.
A Flood Risk Assessment and Drainage Strategy will accompany the Application. Further detailed drainage and flood risk design will be undertaken with the submission of Reserved Matters Application.
Utilities
Discussions are continuing with utility providers to understand future infrastructure requirements.
Where upgrades are needed, they will be delivered alongside the development to ensure that services meet future demand.
